Resident Selection Criteria

Battery Heights Apartments conducts business in accordance with the Virginia Fair Housing Act, which specifies that it is illegal to discriminate against any person in residential real estate transactions because of race, color, national origin, religion, sex, elderliness, familial status, source of funds, sexual orientation, gender identity, and status as a veteran or disability. (We do accept Section 8 vouchers and all lawful source of funds.)

Two Bedroom/One Bath Apartment:928 Square Feet
Two Bedroom/Two Bath Apartment:1075 Square Feet

Income Requirements:Monthly Rent cannot exceed One Third of your Annual Income.

Administration Fee:$250.00 ~ this will reserve your apartment home and will be applied to your Security Deposit at the time of your Move-In. In the event that you are denied, we will refund the $250.00 by mailing a check to your current mailing address. Please note this process takes about 10-12 business days. If you should cancel your application, you have 3 business days to notify the office of cancellation in order to receive a refund of the admin fee.

Security Deposit:$500.00 ~ in cases where there is insufficient rental history and/or insufficient credit history, an additional deposit will be required.

Non-Refundable Application Fee:$50.00 ~ per applicant (18 years and older)

ALL APPLICANTS WILL BE CONSIDERED BASED ON THE FOLLOWING CRITERIA:


  1. All applicants must be 18 years of age or older.
  2. All applicants and occupants will be required to complete a rental application.
  3. Current employment status must be verifiable. (i.e. Paystubs – additional documentation required for ADP paystubs, Letter of Hire within 30 days of start date, 1099 with Matching Tax Return)
  4. Applicants must have good rental and credit history. All applicants will be processed through an automated credit scoring system.
  5. Any false or misrepresented information on the application will cause the application to be denied.
  6. Criminal background checks will be performed on all applicants and occupants 18 years of age or older.

In cases where there is insufficient rental history and/or insufficient credit history, an additional deposit will be required.



OCCUPANCY STANDARDS


Our rental application requires you to list all occupants who will be residing in your apartment. Photo identification of all adults is required. The maximum number of occupants in each apartment regardless of age is as follows:

TENANT SELECTION PLAN

SteelHead Management utilized the following Tenant Selection Plan to determine if applicants are qualified to become resident at our apartment communities.


  1. PRESENT AND PAST EMPLOYMENT & INCOME VERIFICATION
    • Direct confirmation of all information provided by applicant is required


  2. PRESENT AND PAST CREDIT REPORTS – A credit report will be processed on each applicant.
    • The absence of a credit file will results in a “Conditional” opinion that requires further Rental and Employment Verification.
    • Circumstances may require a guarantor and/or additional security deposit.
    • An unsatisfactory credit report can disqualify an applicant from renting an apartment home at this community. An unsatisfactory credit report is one that reflects past or current bad debts, late payments or unpaid bills, liens, judgments or open bankruptcies.
    • If an applicant is rejected for poor credit history, the applicant will be given the name, address and telephone number of the credit-reporting agency that provided the credit report, as required by the FCRA.
    • The content of any credit reports will not be released from management.
    • An applicant rejected for unsatisfactory credit is encouraged to obtain a copy of the credit report from the credit reporting agency, correct any erroneous information that may be on the report, and re-submit an application to this community.
    • A foreign citizen with no social security number may be accepted if they have a current “Resident Alien” card issued by the US Department of Justice. On the card will be a picture of the person; date of birth; alien number; expiration date; signature and fingerprint.


  3. PRESENT AND PAST RENTAL HISTORY
    • Confirmation of good rental history is required. An affirmative answer to any of questions one through five on the Rental Verification form will result in denial of the rental application.


  4. STANDARD CRIMINAL RECOMMENDATIONS - The use of a criminal background check improves the quality of the resident profile, and may help to eliminate problem applicants. An applicant will be denied if any of the following criminal related activities appears in a criminal check.
    • Any terrorism-related conviction
    • Any sex-related conviction
    • Any Felony conviction involving a crime against a persons, within 10 years
    • Felony conviction involving property damage or breaking and entering, within 5 years
    • Any Felony Drug conviction, within 10 years
    • Any of the above related charges results in “Adjudication Withheld” and/or “Deferred Adjudication”


  5. MISREPRESENTATION – This category includes any willful misrepresentation by the applicant in the application procedure for the apartment.


  6. OCCUPANCY STANDARDS – You will be allowed two persons per bedroom and one additional person per den in the apartment units unless local, State or Federal building code guidelines provide a more stringent limitation. If it is determined that any occupant who is expected to reside in the apartment falls within any one of the preceding categories, the applicant may be disapproved for admission.
